Two-story house on a quiet street

Common situations

Major repairs needed

Roof, foundation, plumbing, or code issues you'd rather not take on.

Relocating

A job or family move with a firm date and no time for a listing.

Downsizing

Take what you want. We handle what's left behind.

Storm or water damage

Homes with damage that's hard to finance for retail buyers.

Divorce or co-owners

A clean, neutral buyer when owners need to divide proceeds.

Certainty matters most

No financing contingencies or buyers backing out late.

How we price

Our offer, explained.

We start with what similar homes have sold for after renovation (the after-repair value), then subtract our estimated repair costs, the costs of buying, holding, and reselling, and a margin for risk and profit.

Your written offer lists each of those numbers. You may disagree with our repair estimate, and that's a conversation we're happy to have.

Want to compare against listing with an agent? Use the seller net sheet.

Questions

Who pays closing costs?

It's spelled out in the offer. Commonly we pay our own title and closing costs, and Florida documentary stamp tax on the deed is customarily a seller cost. Your written offer and settlement statement show every line.

What if I still owe on a mortgage?

The title company pays off your mortgage from the sale proceeds at closing. If you owe more than the home is worth, talk to your lender and a housing counselor or attorney about options first.

Can I back out after accepting?

Your rights are set by the purchase contract. Read it carefully and have your own attorney or agent review it before signing. We'll answer any questions about our terms.
